Downtown Denver's Next Chapter Will Likely Be Written by Its Residents.

The future of every downtown depends on a few forces. Remote work is weighing heavily on office demand today. Artificial intelligence will likely shrink the space companies need. And regulation has pushed construction costs so high that redeveloping office properties rarely pencils out — which is why existing office buildings are selling so cheaply.

Yet density, walkability and economics point to a different future. Over the next twenty years, the old Central Business District could become a dense residential community.
